This project for 72 Boarding rooms creates a large 4 level “House” that faces North towards the street, with a double order verandah that mediates privacy and climatic control to the rooms, whilst creating outdoor terraces overlooking the surrounding context.

Behind the 4 level house to the street, a T-shaped open air circulation plan connects dual 3 level wings of rooms on either side. These wings are angled 15 degrees towards North, alleviating site boundary setbacks as well as increasing Winter sunlight to all rooms. The circulation is punctuated by garden beds and planted climbing screens, which are open to the sky, giving a light, airy and ever changing character to the project. At the rear, a 2 level module minimises overshadowing to the neighbour and rectifies the angled geometry. As a result of the open circulation, private outdoor terraces and outlooks to either garden or street, all rooms are sufficiently cross ventilated to provide climactic comfort.

The clear circulation and repetition of room types ensure a simple construction module for fabrication and outdoor circulation does not add to FSR meaning yields are maximised.
